East Village Condo Owners - Your Voice is Needed on Homelessness in the Area

For those of you who may be interested, please see the notice below - Dear East Village Condominiums,

Your input is requested concerning the new Housing Navigation Center for the homeless to be located in the previous Skydiving Center at 14th and Imperial Streets.  The Downtown San Diego Partnership is sponsoring a Town Hall meeting with the senior staff from the City of San Diego and the San Diego Housing Commission.

The homeless Navigation Center will provide support services for all those experiencing homelessness throughout San Diego.   The City has not provided information on the process that will be involved in the running of this facility, and have left many unanswered questions on the impact of this homeless social service facility on our neighborhood.  The only information given is that it will not provide housing, but instead provide counseling for those experiencing homelessness in all areas of the city for possible placement in housing or in other social service programs.

It is extremely important for the City to hear from the residents, business owners, and property owners in East Village about our concerns and unconditional requirements for mitigation of impacts on our neighborhood resulting from the placement of this large Homeless Navigation Center.

Craft Distillery and Restaurant Coming to East Village

We're always on the hunt for the latest and greatest in restaurants, dives, and hotspots around San Diego and this summer, Craft Distillery and restaurant is arriving in East Village. Storyhouse Spirits is setting up shop in the East Village with a new distillery, bar, and restaurant. The 7500 ft.² warehouse located on the same block of J St. as the Mission, will include lower level and mezzanine dining areas with over 5000 ft.² dedicated to a distilling facility. The restaurant will feature wood-fired oven products and dishes as well as relaxed bar snacks, flatbreads, soups, and seafood.

Co-founder and distiller Matt Kidd will include neutral vodka and vodka infused with Meyer lemon and cucumber plus a classic London dry gin and those made with local botanicals. The clear spirits will range from a white rum to an un-aged white whiskey with a variety of bourbon, whiskey, and rye aged in barrels for a future release. Storyhouse Spirits will also feature a full cocktail bar serving drinks and cocktails made with their house spirits.

Director and co-founder of the business Steve Kuftinec spent 18 years in a Utah-based brewery and is ready to launch the new restaurant in early August 2018.

There were several business opportunities vying for this location but according to Urban Strategies Group, they were excited to bring Storyhouse Spirits to this location not only for the talent and experience behind the team but also because of the concept and development plans that will showcase the beautiful building. How Far Can I be Behind on My Mortgage with a Short Sale?

Since 2008, many people have been falling behind on their mortgages and wonder about the possibility of being able to short sale their home before foreclosure processes set into motion. A short sale is where a homeowner who has fallen behind on their mortgage on their home that has lost value and cannot be sold for the mortgage owed works out a deal with the lender to sell the home for whatever the market will bear. The lender then keeps the proceeds and discharges the remaining debt.  When you're behind on your mortgage and considering a short sale before foreclosure processes begin, time is of the essence.

It does not matter how far behind on your mortgage you are.

In order to short sale, what you need to do is prove a "hardship" of why you're unable to continue making your mortgage payments. A hardship situation is one that results from extenuating circumstances forcing the buyer into a position where they can no longer make their mortgage payments. Some common examples include:

  • -decrease in the value of the home
  • -unemployment or loss of primary income
  • -inability to work due to health crisis
  • -mounting medical expenses
  • -employment relocation
  • -failed business
  • -bankruptcy
  • -death of spouse
  • -divorce or separation

In addition to proving hardship, the lender will need a specific set of supporting financial documents to consider a short sale. This is something a short sale specialist can help you with.

Short sales and foreclosures negatively affect your credit rating. However, at least short sale individuals avoid the "debt discharged due to foreclosure" on their credit reports. Having a foreclosure on your credit report can reduce your credit score by up to 250 points. Additionally, you won't be able to qualify for a mortgage at a reasonable rate for several years.

Short sale individuals receive a "pre foreclosure in redemption" status on their credit reports. This is better than the aforementioned because you only reduce your credit score by 100 points or less. Then, after the sale, the mortgage may show up as "discharged".  Additionally, those who perform a successful short sale, may be able to qualify for a mortgage in as little as 18 months.

Don't be one of the many people who simply give up and let foreclosure happen because you don't realize your short sale options. There are no out of pocket fees associated with short sales. The borrower's current lender usually pays the real estate agent for the real estate services provided.

What Types of Properties Qualify for a Short Sale?

It's important to think about the different types of properties that can qualify for a short sale. You might be surprised to learn that there are quite a number of individual qualifications that a property must possess before it can be considered for a short sale. Each and every one of the qualifications are based on the hardship created if the property were not to be sold.

The most common qualification a home has for a short sale is when the home is under water or "upside down". An underwater or upside down home is when the purchase loan on the property is at a higher balance than its actual market value. A situation of this type requires that the homeowner takes a loss or a hit (loses money) on the sale. Under these financial circumstances, the homeowner wouldn't be able to refinance the property and if the homeowner can't afford the mortgage payments, they would eventually face foreclosure.

Homeowners who are experiencing severe financial hardships of some kind or another are also eligible for short sales. Hardships on homeowners usually apply to people who've lost their jobs or other sources of income so that they are suddenly unable to make mortgage payments. Homeowners may also have been subjected to a prolonged illness or injury that has kept them from having enough finances to cover their monthly expenses.

Why do San Diego Short Sales Take So Long?

The first question you hear out of the mouths of buyers looking at short sale properties is "why do short sales take so long?" A short sale happens when the loan amount on the home or property is higher than the sale price and the seller is asking the bank to take less than the amount owed. Therefore, a lot of things have to happen to make sure all parties are in agreement throughout the process. Here's a look at why they take so long:

  1. The seller's bank has to review the package. The seller is going to ask to see the seller's list of assets, credit score and purchase contract on the home. This "package" needs to be reviewed in order to approve the sell. A good listing agent will have this ready immediately and up front.
  2. Things tend to get lost in the process. A short sale package can have hundreds of pages and many of them need signatures from buyers, sellers and agents. If one page is missing or left blank, the whole package doesn't get processed. Additionally, once an agent faxes over a package sometimes the bank takes a month to even notify them that something's missing. A good listing agent will keep on the bank especially if they fax something to make sure everything is running smoothly.
  3. Documents can become outdated quickly. Weeks can go by by the time documents get processed and actually get to the negotiator who reviews and negotiates the sale. Every time you get a new bank or credit card statement, send it in to prevent any hiccups and make sure all needed material is current.
  4. The lender wants more information. Be ready to respond to anything such as lenders wanting proof of buyer's funds, or further verification of the seller's hardship. Anticipate anything they may need because any delays can take weeks.
  5.  Complications from two loans. Sometimes two banks are involved with a short sale because the seller had two loans on the home. Imagine the communication problems that can arise between the two entities. This could set you back months.
  6. The deal could go bust at the last minute. Once the

    bank has the package and the negotiator on the phone, you 're almost done. BUT, WAIT! Anything could happen! What if the negotiator counters the offer or asks the seller to kick in some money or asks for the commission to be lowered. ANY of these things could kill the deal. This is also one of the reason's it's not always smart to accept a low offer and assume the bank will approve it.

  7. Foreclosure happens. It can happen that the foreosure department at the same bank does not communicate well with the short sale department. If that's the case, even though there may be a good deal on the table, the seller may be six months behind on the mortgage making the foreclosure process begin. If that happens the buyer no longer has a deal on the table with the seller because the bank now owns home, not them.

What You Can Rent for Around $2000 in San Diego

Rent everywhere is going and especially in popular California cities such as Los Angeles, San Francisco and San Diego. So if your budget is around $2000 here's what you're likely to score. At around $1700 is a one bedroom and one bath condo at the Portico featuring 553 ft.². It's only been on the market a day so we probably won't last long at that price.

In the Gaslamp District at Gaslamp City Square is a studio apartment with 636 ft.² and one bathroom priced at $1825 per month. This home is been on the market a couple of months to they may actually take less.

Having only been on the market a week is a one bedroom and one bath condo at the Discovery with over 750 ft.² with a $1900 per month rental price tag. This is a great unit with all the amenities of a four star resort such as a concierge service, swimming pool, hot tub, exercise room and there's even a washer and dryer in the unit. It even comes complete with a one car assigned underground garage space.

At Park L is a one bedroom and one bath condo with 600 ft.² priced in $1900 per month. This condo has also only been on the market a week.

At Union Square is a one bedroom and one bath condo with just over 670 ft.² with a $1975 a month price tag. This also has only been on the market less than a week so it will probably go fast.
